Local pest control you can rely on

Based in Warwickshire, we cover Warwick, Leamington Spa, Stratford-upon-Avon, Kenilworth, Rugby, Coventry, Banbury and surrounding areas. You receive practical advice, clear pricing and a service tailored to the pest problem and the property.

As a member of the British Pest Control Association, we work to recognised professional standards. Our approach combines appropriate treatment with advice on proofing and prevention, helping you plan the next steps with confidence.

Pest treatments for rented homes and HMOs

Rat and mouse control

Droppings, gnawing or noises in a loft need investigating. Our rat control and mouse treatments include checking accessible areas for activity and likely entry points, targeted control and recommendations to reduce the chance of pests returning.

Bedbug treatments

We provide bedbug treatments for rental properties and shared accommodation. We explain the preparation needed, assess the affected areas and discuss suitable treatment and follow-up visits, so you and your tenants know what to expect.

Cockroach and flea control

Our cockroach treatments address activity in kitchens, bathrooms and other affected areas. We also offer flea treatments for occupied homes and properties between tenancies, with preparation advice and follow-up recommendations suited to the infestation.

Other pests

We also deal with wasps, hornets, ants, flies and grey squirrels. Tell us what you have seen and where the activity is occurring so we can discuss the appropriate service.

Electronic pest control reports with photographs

You may not be at the property when the work takes place. Our electronic reporting helps you see what was found, understand the treatment and keep track of anything that needs doing next.

We can provide detailed reports containing:

  • Evidence and images.
Photographs of pest activity, affected areas and potential entry points.
  • Inspection findings.
The pest identified where possible, areas checked, the extent of observed activity and any access limitations.
  • Actions taken.
Treatment, monitoring or proofing completed, with relevant safety information.
  • Recommendations.
Practical advice on repairs, cleaning, waste storage and measures to help prevent further activity.
  • Next steps.
Recommended follow-up visits, further investigations and outstanding work.

This gives landlords and letting agents useful evidence for property records, tenant updates and maintenance instructions. If you need a report for a particular housing management process, tell us when booking.

Stop recurring pest problems at the source

Repeated pest complaints can mean an access route or underlying defect needs attention. Alongside treatment, we can assess suitable proofing measures and identify work to refer to your maintenance contractor.

For recurring rat activity, CCTV drain inspections can help investigate suspected drainage access routes. Where appropriate, we can discuss rat gate installation. Our loft clearance service can also help where rodents have contaminated insulation or left droppings and nesting material.

Pest control for letting agents and HMO managers

Shared kitchens, communal spaces and several occupants can make an infestation more complicated to manage. We help you understand the areas requiring attention and explain the preparation and access needed for the agreed work.

We welcome enquiries from private landlords, letting agents, HMO managers and housing providers. Tell us who manages the property and who will arrange access, so visits and follow-up work can be planned clearly.

One off treatments and ongoing pest management

Need help with a single infestation or several managed properties? We offer one-off treatments and can discuss scheduled inspections, monitoring and ongoing pest management through our commercial pest control service. The quotation sets out the agreed work and any planned visits.

Pest control and changing rental housing standards

Prompt investigation, appropriate treatment and clear records help you manage pest complaints responsibly. Our inspection findings and photographs can support that process as rental housing rules change.

England legal update checked 18 October 2026

  • Renters’ Rights Act 2025. The main private assured tenancy reforms began on 1 May 2026. Existing repair and fitness duties continue; responsibility for an infestation depends on its cause and the applicable obligations. [1, 2]
  • Decent Homes Standard. The new standard is planned to apply to social and privately rented homes from 2035. Existing housing safety duties apply now, including where pest-related conditions create a serious hazard. [3]
  • Awaab’s Law. The social housing expansion is scheduled for 30 November 2026, subject to parliamentary approval, and includes significant pest-related hygiene hazards. It covers qualifying tenancies with registered social landlords, including councils and housing associations. Relevant emergency pest hazards are already covered. The private rented sector extension remains under consultation. [4, 5, 6]

For Awaab’s Law, the hazard must meet the risk test and arise from a deficiency for which the landlord is responsible; exclusions apply. Emergency hazards require investigation and safety work within 24 hours. Potential significant hazards normally require investigation within 10 working days. After investigation, written findings are normally due within 3 working days and, if a significant hazard is confirmed, safety work within 5 working days. Prevention work and suitable alternative accommodation may also be required. See the official guidance for the full conditions. [4]

Our reports document the pest control findings and response. The landlord remains responsible for meeting the applicable housing duties and completing any wider repairs.
